Following engagement with Historic England and Southwark Council officers, we have submitted changes to Southwark Council for our proposals for 18 Blackfriars Road.

When we started the project the Mad Hatter and 1 Stamford Street weren’t in Hines’ ownership. Since acquiring these Victorian buildings we have had the chance to fully investigate them and develop how our proposals relate to them.

The key changes are:

• A reduction in height of the Office Building, from 199.28m to 195.5m
• A reduction of the lower north-east massing of the Office Building;
• A reduction of commercial floorspace
• Refinement of the proportions of the other Office Building bustles;
• Removal of the glazed link between the Office Building and the Listed Buildings over Hatters Yard;
• Changes to the basement levels to accommodate a revised number of long-stay cycle parking spaces.

We have also made changes to the Listed Buildings at 1 Stamford Street and 3-7 Stamford Street, known as The Mad Hatter Pub and Hotel. These include:

• Retention of existing staircases within both buildings;
• Retention of the chimney in and the “strong room” at 1 Stamford Street;
• Removal of the proposed balconies at 1 Stamford Street;
• Reinstatement of the external chimney breast at the rear of 1 Stamford Street;
• A glazed in-fill link between the Listed Buildings allowing for a new staircase between both buildings; and
• Internal alterations to facilitate a smaller opening between the two buildings.

Through discussions with Historic England, the proposals also include new details within Hatters Yard to incorporate opportunities to celebrate the memory of the Mad Hatter Public House rear wing, as well as public art reflecting on its former use as a Hat Factory. Future details of the public art will be developed and installed by Hines prior to completion of the development.
