A successful place for Southwark, South London and beyond

We want to create a unique place that will be valued and enjoyed by residents, businesses, for people passing by, for Southwark and for London. Our vision for the site is to create a place which raises the bar, and is sought-after – to live in, to work at, to use, to visit, and to admire. We want to create an exceptional place that can reconnect the diverse communities of Southwark and Lambeth with the developments alongside the South Bank of the River Thames.

18 Blackfriars Road will be a place that enables a thriving community to come together, with activities on the ground levels that appeal to everyone. With the proposals being designed from the ground up, public space at the ground floor level will be at the heart of our new place.

This ground floor space will be for locals, residents, occupiers and visitors and will help give 18 Blackfriars Road and the wider Bankside area a unique identity, spirit and presence.

Our Spaces

The current site is 0.8 hectares of land fronting Paris Garden, Stamford Street, and Blackfriars Road, which wraps behind Christ Church Garden. The majority of the site has been cleared and empty since 2016. Hines acquired the Mad Hatter public house and One Stamford Street in early 2022 which have been incorporated into the site.

We are exploring a range of uses that will enable 18 Blackfriars Road to have a unique identity, a place for everyone, from near and far. To do so, at the ground floor we would like to create:

• A space for performance, drawing on and complementing the cultural riches of the area, adding colour and activity to the public heart of the development.
• A space for creating and making
• Affordable creative maker spaces and studios.
• A space for coming together, growing and wellbeing, with public spaces and services that meet the identified needs of the local community, including:
• A community study space – a well-managed, public, neutral, quiet space for people to study and use the internet – welcoming all
• Services and activities that address loneliness and mental health issues
• Space for learning and training services
